We are seeking an experienced Project Manager to join our growing team and lead projects from plan handoff to final completion.
Position Overview:
The Project Manager will oversee the execution of projects from initial handoff through completion, ensuring timelines, budgets, and quality standards are met. This role requires a strategic leader with a passion for construction, excellent organizational skills, and the ability to manage both people and processes effectively.
Additionally, this individual will communicate critical issues to upper management to ensure timely solutions and contribute to implementing systems that optimize project management workflows, creating better efficiency and focus on high-priority tasks.
Key Responsibilities:
- Project Oversight: Manage projects from plan handoff to final completion, ensuring alignment with project goals, scope, and quality expectations.
- Material Management: Oversee material procurement, scheduling deliveries, and verifying orders align with project specifications.
- Change Orders: Handle change order documentation, approvals, and implementation seamlessly.
- Crew & Subcontractor Coordination: Directly manage crews, coordinate subcontractors, and ensure adherence to project schedules and quality benchmarks.
- Client Communication: Serve as the primary point of contact for clients, providing regular updates and addressing concerns promptly.
- Budget Management: Track project costs, minimize waste, and maintain budget alignment.
- Documentation: Ensure proper documentation of progress, including daily reports, change orders, and completion records.
- Tech Utilization: Leverage Microsoft Projects, Excel, and Microsoft Teams to track schedules, update stakeholders, and communicate effectively.
- Upper Management Reporting: Communicate important project-related issues, challenges, and roadblocks to upper management promptly to enable swift resolution.
- System Implementation: Assist in developing and implementing systems and processes to optimize project management time and reduce repetitive tasks.
- Safety Compliance: Ensure adherence to OSHA standards and company safety protocols.
- Team Development: Mentor team members, identify training needs, and foster a positive and productive team environment.
- Permitting & Regulations: Oversee compliance with local building codes, permit requirements, and zoning regulations.
Qualifications:Technical Expertise:
- Proven experience as a Project Manager in construction or design-build environments, particularly in outdoor living spaces, remodels, or ADUs.
- Proficiency in Microsoft Projects, Microsoft Excel, and Microsoft Teams.
- Familiarity with construction management software (e.g., Procore, Buildertrend, or Smartsheet).
- Knowledge of building codes, zoning regulations, and permit requirements in Washington State.
- Experience with estimating software or tools for project cost analysis.
- Understanding of contract negotiation and legal terms related to construction agreements.
Leadership and Communication:
- Experience in coaching and mentoring team members to improve team performance.
- Ability to delegate tasks effectively while maintaining accountability.
- Strong conflict resolution skills to address issues between crews, subcontractors, or clients.
- Capable of leading project meetings with clients, teams, and stakeholders.
Financial Management:
- Experience with project forecasting and financial reporting.
- Ability to identify cost-saving opportunities without compromising quality.
- Familiarity with cash flow management across multiple active projects.
Problem-Solving & Adaptability:
- Ability to adapt to changing project scopes and timelines.
- Experience in managing emergency or unforeseen project issues calmly and efficiently.
- Proactive approach to risk management and mitigation strategies.
Certifications (Highly Desirable):
- Project Management Professional (PMP) Certification.
- OSHA Safety Certification or experience in enforcing job site safety protocols.
- Certified Construction Manager (CCM) credentials.

Education Requirement:
- Bachelor’s Degree in Construction Management, Engineering, Architecture, or a related field (or equivalent professional experience).
Preferred Qualifications:
- Experience with high-end residential construction projects.
- Local knowledge of Whatcom & Skagit County regulations, permit processes, and suppliers.
- Specific experience managing luxury outdoor spaces or ADU projects.
Physical Requirements:
- Ability to walk job sites, climb ladders, and lift up to 50 lbs if required.
- Availability to work flexible hours, including weekends, if necessary, to meet project deadlines.

Pay: $65,000.00 – $100,000.00 per year
